The Real Estate Photography Checklist Every Agent in Minneapolis Should Use
The agents who consistently get the best real estate photos aren't necessarily working with better photographers. They're working smarter — they've built a system around every shoot that maximizes the chances of great results, every time.
This checklist covers everything an agent should handle before, during, and after a listing photo shoot. Save it, share it with your team, and build it into your listing workflow.
Before the Shoot (3–5 Days Out)
Book Early — Don't Wait
Professional real estate photographers in the Twin Cities metro book out 3–7 days in advance during spring and fall market peaks. Waiting until two days before your desired go-live date is how listings end up with rushed photos — or no photos at all on launch day. Book as soon as the listing agreement is signed.
Select Your Package
Know what you're ordering before you book. HDR-only, or HDR plus drone? Do you need a Matterport 3D tour? A floor plan? A twilight add-on? Deciding this at booking (not the morning of) ensures the photographer arrives with the right equipment and plan for the shoot.
Send the Seller a Prep Guide
This is the highest-use thing an agent can do before a shoot. Send a detailed prep checklist to your seller 48–72 hours in advance so they have time to do it properly. Not the morning of — that's too late for the items that take real effort (decluttering, cleaning, landscaping).
Use the free Photo Prep Checklist from Cineminn — it's interactive, printable, and covers every room with specific guidance and explanations. Your sellers will appreciate having something concrete to follow rather than vague guidance.
Confirm the Shoot Details With the Photographer
- Address and access instructions (lockbox code, gate code, showing service info)
- Confirm services booked: HDR, drone, 3D, floor plan, etc.
- Confirm shoot time and expected delivery time
- Note any access restrictions (occupied home, pets, specific rooms not to photograph)
- Mention any specific highlights to capture: view from a particular window, a newly renovated space, a backyard feature
Before the Shoot (48 Hours Out)
Do a Pre-Shoot Walkthrough
If possible, walk through the property before shoot day. You'll catch things the seller missed or didn't think mattered — a garden hose left coiled on the driveway, a bathroom light that's burned out, a garage that's more visible from the street than expected. Problems found two days before the shoot can be fixed. Problems found 30 minutes before the photographer arrives usually can't.
Confirm Seller Prep is Happening
A quick text to your seller confirming they've received the prep checklist and have a plan goes a long way. You're not being annoying — you're protecting the listing and showing that you care about the outcome.
Morning of the Shoot
Arrive Early (By 20–30 Minutes)
Get to the property before the photographer. This gives you time to:
- Do a final walkthrough — you'll always find something that needs adjusting
- Turn on every light in every room (a critical step sellers often forget)
- Open all blinds and curtains
- Move any vehicles from the driveway and the street directly in front of the home (crucial for exterior shots and drone)
- Put away any remaining clutter that the seller left out
- Ensure pets are secured and pet items are out of frame
- Check that the thermostat is set reasonably — a hot or cold house is uncomfortable for everyone
Be Available During the Shoot
You don't need to follow the photographer from room to room, but be available. A good photographer will ask questions — "do you want me to shoot the bonus room?" "Should I include the laundry room?" — and having someone there to answer beats leaving them to make judgment calls alone.
Point Out the Highlights
Before the photographer starts, walk through the home together and point out the features that matter most to you: the custom kitchen island, the coffered ceilings, the view from the master bedroom window. A great photographer will plan their shots accordingly — but they need to know what you want them to capture most.
After the Shoot
Review Photos Before Going Live
When the photos arrive (the next morning at 9 AM, in the case of Cineminn), review them before pushing to MLS. Look for:
- Missing rooms or features you expected to be included
- Photos that should be reordered in the sequence (the exterior hero shot should almost always be first)
- Any issues with exposure or color that look off to you
- Anything in the photos that a seller might want removed — a visible personal photo, a distinctive piece of art
Write the MLS Copy While Photos Are Fresh
Don't wait until the day before launch to write the listing description. Write it the same day the photos arrive, while the property is fresh in your mind. Use the AI Listing Description Generator to get a professional first draft in under 60 seconds, then personalize it with details specific to the home.
Build the Social Media Plan
Pick your 5–8 best photos for social media launch day. Use the 30-Day Social Media Playbook to build a content calendar for the listing's market time. Having a plan in advance means you're not scrambling for content every time you want to post an update.
Save Your Best Photos to Your Portfolio
Keep a running folder of your best listing photos. These become your listing presentation materials, your social media evergreen content, and the evidence you bring to the next seller who asks "what does your marketing look like?"
