How It Works

Three steps, and none of them start with your card.

You take the listing. We handle the launch. The money question waits until there's a check on the table.

Book your shoot

Pick a package and a time across the DFW metro. Choose pay-at-closing at booking — nothing is charged to run the shoot.

Same-week availability

We produce the full listing launch

Magazine-quality photos, cinematic video, the works — delivered on schedule. Photos land by 9 AM the next morning or the shoot's free.

Delivered on time, every time

You settle at closing

The cost comes out of the proceeds when the home closes, same as your other line items there. Nothing leaves your account first.

Paid from the closing table
The Mechanics, Honestly

“Pay later” usually hides a catch. Here's ours, in full.

We'd rather you read the whole thing up front than find a surprise at the closing table. This is exactly how it runs.

Handled through Titus

Pay-at-closing runs through Titus — a service built for exactly this. The vendor (us) gets paid right away, so your work happens on time and nothing drags. You pay nothing up front and settle when the home closes. It's a financing arrangement, not free money, and we want you to know that going in.

  • You pay $0 up front. The launch gets produced now, on the normal schedule — no deposit, no card charged to shoot it.
  • You settle at closing. The cost comes out of the proceeds when the home sells, the same way your other closing costs do.
  • There's a small financing fee — a low single-digit percentage, handled by Titus. If you'd rather see one flat number, we'll quote it in up front. Your call.
  • You get a six-month window. If the home sits a while, that's fine — a slow deal doesn't put you on the hook early.
  • Available in most states. Titus runs across the large majority of the US. A few states aren’t eligible yet — California is one — so we’ll confirm your state is covered before anything’s booked. No surprise at the closing table.
Why It Matters

Stop fronting marketing on a house that hasn't paid you yet.

Cash out the door before the home has earned you anything is the way most agents run it — and it's the reason the good marketing gets skipped on the listings that need it. Pay-at-closing takes that decision off the table. Run the premium launch on a listing with zero risk to your cash flow, and let it pay for itself out of the sale.

  • No money leaves first — nothing to front on a listing that hasn't closed
  • Premium at zero risk — try the full launch without touching your cash flow
  • It pays for itself — the cost comes out of the sale it helped make

We get it

Cineminn was built by Julian Lundgren after nine years selling real estate — he knows exactly which line item this is on your sheet. One agent, Dan, ran our video playbook and landed three new listings off his last video alone.

Pay-at-Closing Questions

The honest answers.

Is pay-at-closing available in my state?
In most states, yes — Titus operates across the large majority of the US. A few states aren’t eligible right now, and California is one of them. Before you commit, we’ll confirm your state is covered so nothing falls through at closing. If it’s not available where you are, we’ll tell you up front and set you up with pay-at-booking instead.
What's the fee?
There's a small financing fee — a low single-digit percentage — handled by Titus, the service that runs the arrangement. This is financing, not free money, so we're upfront about it: before you commit, we'll show you the fee in plain numbers, or quote you one flat total if you'd rather see a single figure. Nothing's hidden at the closing table.
What if the home takes a while to sell?
That's fine — you get a six-month window. A slow deal doesn't put you on the hook early. The cost settles out of the proceeds when the home closes, whenever that lands inside the window.
Do I really pay nothing up front?
Yes. No deposit, no card charged to run the shoot. We produce the full launch on the normal schedule — photos by 9 AM the next morning or the shoot's free — and the cost comes out of the closing proceeds, the same way your other closing costs do.
Can I just pay at booking instead?
Absolutely. Pay-at-closing is there if fronting the cost is the thing holding you back — but if you'd rather pay at booking and skip the financing fee, that's the cheaper route and totally your call. You can book directly either way.
