Wayzata waterfront doesn’t behave like the rest of the metro. The buyers come from Chicago, Dallas, and the West Coast as often as from the Twin Cities. The peak listing window is March through May for summer-season closes — not the September-October pickup the rest of Minnesota runs on. Days-on-market compresses violently when the photos are right and stretches forever when they’re wrong.

If you’re the listing agent on a $2M Wayzata waterfront, the photo set is doing more than supporting the showing — it’s the showing for the out-of-state buyer.

The Wayzata shoot is technically harder than people think.

  • LAANC clearance is required for the airspace south of MSP. Expired Part 107 doesn’t fly the corridor. Most photographers don’t maintain current clearance because they don’t fly here often enough; we do.
  • Polarizer is mandatory for any south-facing exterior or any frame that includes the lake. Without one, the water reads as flat gray-white reflection in midday and the photo looks like a parking lot with houses around it.
  • Real twilight is the default, not the upsell. Lake Minnetonka becomes the hero at blue hour. The on-site sunset window in May is roughly 6:42–7:18 PM; in July it’s 7:55–8:30 PM. We schedule the photographer’s day around the window, not the other way around.
  • Boat slip, dock, boathouse, lift are part of the listing, not afterthoughts. We shoot them as deliberately as the kitchen.
  • Aerial reveals work as pull-back-to-show-shoreline, not as overhead lot shots. Your buyer wants to see the relationship between house and water, not the parcel boundary.
