For most of the Twin Cities metro, next-day shoots are available 6 days a week with 24-hour notice. Partners get priority windows.

If weather on a scheduled exterior shoot day is unusable, we reshoot at no charge within 48 hours. Same for drone shoots canceled by FAA conditions.

Lake Minnetonka has its own visual economy.

The Lake Minnetonka waterfront market doesn’t behave like the rest of the metro. It has its own buyer pool — regional and national, often from Chicago, Dallas, and the West Coast. Its own seasonality — peak listings hit in March through May for summer-season closes. Its own price compression: a $4M waterfront teardown can sit for 90 days; the right $4M waterfront with the right photos closes in 14.

The lake is harder to shoot than people think.

Lake Minnetonka waterfront photography is a genuinely hard problem. Most photographers fail at it because they don’t fly waterfront enough to learn what it actually needs:

  • Polarizer is required on every south-facing exterior to kill the lake reflection that flattens water in midday light.
  • LAANC clearance is required for the airspace south of MSP. An expired Part 107 doesn’t fly the corridor.
  • Real twilight matters more here than anywhere else. Water becomes the hero at blue hour in a way it never is at noon. We schedule the photographer’s day around the sunset window, not the other way around.
  • Boat slip, dock, boathouse are part of the listing, not afterthoughts. We shoot them as deliberately as the kitchen.
  • Aerial reveals work as pull-back-to-show-shoreline-context, not as straight-overhead lot shots. Lakes Sotheby’s buyers want to see the relationship between house and water, not the property line on a parcel map.

It’s our primary luxury market. LAANC drone clearance, polarizer for water glare, real twilight as standard, dock and slip detail shots, pull-back aerial reveals. Most Twin Cities photographers don’t fly the lake; we built the capability around it.
